Stability analysis
Prior to the start of work, a site investigation and a stability analysis are performed by a specialist firm.
A site investigation and stability analysis are included in the price.
The safety coordinator’s fees are included.
The establishment of an energy balance by an engineering consultant is included.
Site set-up and earthworks
The earthworks are carried out after setting-out the works and checking levels.
The topsoil is removed over the area of the building and the ground is levelled over a depth of approximately 20 cm.
The foundation trenches are then excavated to a depth of 80 cm beneath the natural ground level for the load-bearing walls and external walls (and 50 cm wide). The excavated soil is stored on site.
Foundations and ventilated void
A copper earthing loop is buried in the bottom of the perimeter foundation trenches.
The 50cm x 30cm footings of the external and load-bearing walls are cast in concrete on good ground. A ventilated void is provided, approx 40cm high.
The foundation walls are constructed using dense concrete blocks.
Masonry walls in contact with the ground are protected by means of a waterproof cement layer coated with coal tar.
The floor slab is constructed of reinforced concrete hollow core units. The underside of the hollow core slabs is insulated with a 9.5 cm thick layer of polystyrene.
Basement walls
The basement perimeter walls are constructed of reinforced concrete cast in situ in formwork. The water-tightness of the joint between the basement slab and the walls is ensured by metal connection plates. The internal walls are of traditional concrete block construction with pointed joints. Perimeter drainage is provided in damp ground. The techniques adopted ensure a leak-tight basement.
Floor slabs
The upper floor of two-storey models (or models with a convertible upper floor) is constructed of reinforced concrete hollow core slab units. Where a basement is provided, the ground floor is also formed of reinforced concrete hollow core slab units.
Drainage
The drainage system comprises: a rainwater drainage network. A wastewater drainage network.
The WCs are directly connected to a septic tank. The pipes are made of Bénor quality PVC. The different networks are connected to a disconnection chamber awaiting connection to the public sewers. A 5,000L rainwater tank is provided.
External walls
The external walls are of traditional brick and block cavity wall construction. The walls are approximately 32cm thick. The inner, load-bearing leaf is made of clay blocks. Rigid mineral wool panels 7.5cm thick within the cavity ensure perfect thermal insulation. The “module 65” (188 mm long x 88 mm wide x 63 mm high) clay facing bricks (to be chosen from our range), are laid in a traditional stretcher bond pattern. A wide choice of facing bricks can be seen in our showroom.
Internal walls
The internal walls at ground floor level and first floor level (where provided) are made of clay blocks.
Chimney flues. The chimney flues shown on the drawings are built of masonry with clay flue tiles, with a chimney stack extending from the roof.
Thresholds, sills, entrance door surround
Door thresholds and window sills are made of natural blue stone built-in approximately 5 cm to the masonry on either side.
A natural stone door surround is provided on certain models.
Pointing
Pointing of the external masonry is carried out in a single operation at the end of the main structural works. The window and door frames are sealed with a silicon filler.
Trusses
The trusses are constructed of treated prime grade softwood conforming with quality standards STS 04, 31 and 32, applied by the Société Nationale du Logement (national housing association of Belgium).
Roof covering – Flashing
The roof is covered with through-coloured concrete tiles, available in a choice of colours: red, black or brown.
The gables are finished with gable edge tiles. A water-resistant roof underlay formed of a micro-perforated reinforced film preventing water infiltration and allowing ventilation. The insulation consists of an 18 cm thick glass wool blanket with a vapour barrier is placed between the joists. An air void is formed between the underlay and the insulation to allow ventilation. The gutters and flashings are made of zinc. The rainwater downpipes are made of zinc.
The brackets and fasteners are of galvanized steel. A further choice of tiles and slates can be seen in our showroom.
Roof lights
The roof lights shown on the drawings are pivoting “Velux” double-glazed units with a ventilation position.
Aluminium flashing incorporated within the window frame. Standard dimensions as per drawings. Provided on certain models, e.g.: Oasis CR (version 2-4 and 5).
Door and window frames
The door and window frames are made of white PVC.
The doors are fitted with aluminium threshold and a three-point locking system.
All windows are fitted with super insulating glazing (K factor = 1.1).
Optional RAL colours or lacquered aluminium joinery are also available, as well as special glazing, glazing bars…
Garage door
The garage door is of the sectional type with double skin galvanized steel sandwich panels and 40 mm thick CFC-free polyurethane insulation.
Vertical closing, to save space.
The standard door coloured white with a smooth outer surface.
A choice of optional RAL colours or timber structured door panels is also available.
Plastering
The walls and ceilings are finished with a ruled one-coat plaster applied by hand.
Outside edges are protected by means of galvanized angles.
Joists are finished with plaster-coated plasterboard.
The basements are not plastered.
The joints of exposed masonry walls are pointed with a pointing trowel.
Travertine ledges are provided in plastered rooms, to be chosen from our range.
The electrical system is fully installed in accordance with the applicable technical regulations.
The installation includes:
All ground floor habitable spaces with plaster walls and ceilings (hall, WC, bathroom, living-room, kitchen, dining-room, office) are provided with tiled floors (excl. bedroom or office), using tiles elected from our range.
Skirtings (to be selected from our range) are provided in tiled and plastered areas.
Except where located in the basement, the laundry room and the garage are tiled (“garage” grade tiling to be selected from our range).
On the upper floor, the bathroom and/or shower room and WCs have tiled floors.
20 m² of wall tiles are planned.
In those rooms without tiled floors and in the basements, a screed is provided, to receive a floor finish (tiling, parquet flooring, fitted carpet,…). It is approximately 8cm thick.

Our standard heating system consists of a reversible DAIKIN ALTHERMA 3 RF or similar, depending on the needs of your home (capacity 6, 8, 10, 14 KW). The heat pump system features underfloor heating in all ground floor areas, except for the garage, storage room, and toilet. The installation comprises an outdoor unit and an indoor unit.
The heat pump extracts heat from the outside air at a certain temperature and delivers it at a higher temperature to the heating circuit of the house. The underfloor heating pipes are made of high-density cross-linked polyethylene and are laid directly above the insulation layer to prevent heat loss to the ground. The screed is reinforced with a construction net.
Outdoor Unit: Compressor
The compressor, equipped with vibration dampers, is mounted on a bracket against one of the house’s facades or optionally on a flat roof. In the case of facades with render, the compressor is placed on a concrete base. The compressor converts the relatively low temperature to a comfortable temperature. Excess energy produced by the solar panels during the day is used to power the heat pump. The outdoor unit is filled with refrigerant R32. It is equipped with a heat exchanger and an outdoor temperature sensor.

Stainless steel boiler for domestic hot water of 230L – a circulation pump – a plate heat exchanger – a magnetic filter – a safety valve – a drainage valve – a flow regulator – a pressure gauge – an expansion vessel – an electric battery.
Control:
With an interface, you can program the heating temperatures based on the outdoor temperatures as well as the production of hot water. Through the interface, you can also read the consumption and heat production.
Optional possibility to produce cold. In this case, in cooling mode, the heat pump circulates cold water in the floor pipes, thus reducing the indoor temperature by a few degrees.
The calculation of the energy requirement for an outdoor temperature of -10°C is based on the following data: Room temperatures – bathrooms (+24°C) – living room, dining room (+22°C) – kitchen (+20°C) – bedroom, toilet (+18°C) – hallway (+16°C), provided that these areas have a radiator or other heating element. These temperatures are reduced by 2°C for rooms heated by radiation.
At the customer’s request, other types of heating can be optionally offered.
Photovoltaic panels have become an unavoidable reality. With the installation of photovoltaic solar panels, you produce all or part of your electricity consumption. The principle is very simple. In a photovoltaic solar cell, light is transformed into electricity. The amount of current produced by a cell depends on the amount of light, direct or indirect, reaching it. And it depends on the time of the day and the season. The sun does not necessarily have to shine, a little bit of sunlight is enough to produce electricity. The basic installation includes 14 German branded 400 volts photovoltaic panels.
The internal doors are beech type massive pre-painted MDF door and fitted with a lock and key and standard hardware. Staircases are included where accommodation is provided on the upper floors.
Quarter turn or two quarter turn staircases are constructed of first quality beech and fitted with a hand rail and balustrade.

A heat-recovery ventilation system in the living spaces recovering 80% of the heat is provided . Air renewal rates are in accordance with Belgian standard NBN D50-001.
The system delivers filtered air into the living spaces and bedrooms and extracts foul air via the bathroom, toilets and kitchen.
Prior to being discharged to the outside, the hot, humid air passes via a heat exchanger to recover the heat contained. Fresh air is then drawn in from the outside, filtered and pre-heated by the heat exchanger before being blown into the living spaces (lounge, dining room, bedrooms).
Our central air units can be optionally fitted with a by-pass. The temperature can then be gently lowered by a few degrees in Summer, while providing ventilation and protecting against pollution.
